Yes, we typically collect a deposit to secure your project date and cover materials. The deposit amount depends on project size and will be outlined clearly in your contract before you sign anything. We accept cash, check, credit/debit card, Venmo, and Zelle.

Pool builds and major outdoor living builds typically run 4–8 weeks. We give you a timeline before we start and keep you updated throughout.
Yes. For projects that require a permit (structural work, pool builds, certain retaining walls), we handle the permit process on your behalf. We're fully licensed (License #1114756) and know what requires permits in the East Bay jurisdictions we work in. We'll let you know upfront if your project requires one and what the associated cost is.
Not necessarily. Many of our clients aren't home during work hours. We just need access to the work area and a point of contact for any questions that come up. We send photos and updates throughout the job so you always know what's happening on your property.
Yes, for most major projects we provide a 3D design so you can see the finished result in context with your home before a single shovel goes in the ground. This helps you get the layout, materials, and scale exactly right before we build.

Yes. We build inground pools and spa combos, including the pool shell, decking, tile work, and full backyard integration with landscaping. We can also design and build the surrounding hardscape, pergola, and outdoor living area as part of the same project so everything is cohesive.
Yes. BlackHawk Landscaping holds California Contractor License #1114756 and carries full liability insurance. You can verify our license on the CSLB website. We also carry workers' compensation coverage on all crew members working on your property.
For concrete, avoid harsh deicers and seal the surface every 2–3 years to prevent staining and cracking. For pavers, sweep sand back into the joints if it washes out and re-seal every few years to keep the color vibrant. We give you specific care instructions for your project at the final walkthrough.
Minimal, which is the whole point. You'll want to rinse it down occasionally to remove dust and debris, and brush the blades upright once or twice a year to keep it looking fresh. If you have pets, rinse the area regularly. Quality turf like we install is UV-stabilized and backed by a manufacturer warranty, so it handles East Bay weather without fading or breaking down.
Yes. We stand behind our workmanship and offer a warranty on labor for completed projects. Specific warranty terms vary by project type and will be outlined in your contract. Materials also carry manufacturer warranties where applicable. If something isn't right after we finish, call us — we'll make it right.
Our primary focus is construction and installation projects, not ongoing lawn maintenance. However, we can advise you on the right maintenance approach for whatever we install — and for irrigation and drainage systems we can return for seasonal adjustments and inspections.
